Cold email in commercial real estate has been broken for a decade. Generic blasts at 0.5% reply rates. Personalization that's actually "Hi {{FirstName}}, hope you're well." Why CRE-native data is the wedge

Apollo and Outreach have one thing brokers don't: a giant rolodex. But for cold outreach to actually work in CRE, you need the opposite, depth, not breadth. You need to know that Marcus Chen's lease at 188 Spear rolls in April 2027, and that 444 Market just inked at $58/SF, and that the broker writing to him can credibly map a renewal-vs-relocation case. Why now

Two reasons. First, Claude 4.6's accuracy on commercial leases finally crossed the threshold where automated signal detection is reliable enough to send on. You can't auto-generate an opener about a lease expiration if the model can't read the expiration date correctly. We've been waiting for that math to flip. It did.

Second, the broker market knows the existing tools don't work. Every conversation we've had with a working tenant-rep broker over the last six months has ended at the same place, they want this, they've wanted it for years, nobody has shipped it because horizontal teams don't understand what's special about CRE data, and CRE incumbents are too far behind on AI to build it.
